GLOBAL SOFTWARE COMPANY
GLOBAL SOFTWARE COMPANY, PHASES I, II, III
The project comprised of three phases, achieved a precise demolition for a high-profile owner while maintaining their operations. It was crucial to create a nearly "dust-free" environment, meeting both the General Contractor's and owner's high expectations. The scope included extensive interior demolition, removal of data rooms and a commercial kitchen, floor preparation, grinding, and float removal across 143,000 SF. Ceiling work involved detailed inspection and adjustment of clips and hangers and removing substantial K-13 insulation from the metal roof deck.
Location: Seattle, Washington
General Contractor: Turner Construction
Recycling Summary: 672 tons, 84% of waste diverted from landfill
Unique Challenges: The project presented several distinct challenges, including working during non-standard/noisy hours, load-out constraints involving removing debris out of windows onto a platform and then down a chute, and the need for careful phasing to accommodate ongoing owner operations. Stringent safety measures included prohibiting the use of ladders and traditional sweeping, mandating the use of HEPA vacuums. These measures were essential in achieving the project's goal of a "dust-free" environment while ensuring safety and minimal disruption to the owner's operations. Additionally, work was conducted following strict COVID safety guidelines.
